Applying What is public housing?

Public housing is a federally funded rental assistance program located within the city limits of Farmville, NC. The Farmville Housing Authority (FHA) is the landlord, and your rental assistance is tied directly to the unit you are assigned.

All program participants pay 30% of their monthly income toward their own rent and utilities.

Please note: public housing has a $50 minimum rent.

Applying Who can apply to public housing?

FHA accepts applications from both market-rate renters and those who need rental assistance.

Applicants are screened according to HUD and Housing Authority policy, and are subject to criminal, credit, sex offender and landlord background checks.

Eligibility & rent Do I need to have income to be eligible?

No. This is why the $50 minimum rent is in place.

Examples of income include any or all of the following: employment income, child support, Social Security, TANF, and odd jobs paid in cash.

Income limits depend on how many people are in your household. The limits we have on file are HUD FY2020 figures for the Greenville, NC MSA, and income limits are subject to change based on currently released rates.

Eligibility & rent Can I be over income?

Yes, but you may not be approved. If you are approved, you may be offered a flat rent option.

Flat rents by bedroom size (fair market rent / flat rent): 0 BR $616 / $493 · 1 BR $620 / $496 · 2 BR $775 / $620 · 3 BR $1,100 / $880 · 4 BR $1,361 / $1,089 · 5 BR $1,565 / $1,252.

A utility allowance may be given based on bedroom size. Utility allowances are subject to change based on HUD guidelines, and flat rents are subject to change based on currently released fair market rents and utility analysis reports.

Applying How do I apply for public housing?

You can apply through the online application portal, or pick up an application from our receptionist at 4284 Anderson Avenue, Farmville, NC 27828.

If you need help, call our receptionist at 252-753-5347 during normal business hours.

Applying What happens after I complete an application?

Your application must be completely filled out with ALL requested information and returned to our office. If it is not complete, we will contact you to finish it — if you do not, we will not be able to accept the application.

Once we receive your completed application, you are placed on the waiting list according to the date and time it was received. You will remain on the waiting list until your name reaches the top.

Applying Are there preferences on the waiting list?

Preferences may be given to families who fall under the following categories: Elderly/Disabled, Natural Disasters/Emergency Displacements, Veterans, and Homeless persons.

No one preference carries more weight than another.

Applying I’m on the waiting list and my information changed. Do I need to report it?

Yes! It is very important to let us know of any updated information while your name is on the waiting list. It is your responsibility to report changes such as your address, your phone number, you or your co-head starting or losing a job, or people being added to or removed from your lease.

We communicate by letter and telephone. If we try to contact you and don’t hear back within 10 days, your file will be considered closed. Your name will be removed from the waiting list and you will have to apply again.

Applying Can I request a certain development or street?

No. If you are deemed eligible, you will be shown the first available unit that meets your bedroom requirements.

Applying Can I refuse a unit that is shown to me?

Yes, one (1) time. After that, your file is considered closed and you must reapply to the program.

Living at FHA Who pays for utilities?

Tenants pay utilities, but FHA provides monthly utility allowances to help with water, sewer and electric expenses.

Phone, cable and internet are the responsibility of the tenant.

Living at FHA Is there a security deposit?

Yes. The deposit is $250 for all public housing units, and one month’s rent for the multi-family property (Pine Grove Apartments).

We ask that the security deposit be paid at move-in. If you have a hardship, payment arrangements may be made.

Living at FHA What amenities are provided?

Every apartment has a range (stove) and refrigerator, and free parking is provided at all sites.

On-site maintenance is provided, along with lawn service and quarterly exterminating services.

Living at FHA Can I have pets?

Yes. You must pay a $100 non-refundable pet fee plus a $150 deposit, for a total of $250.

The dog or cat cannot be over 25 lbs, and you must have documentation showing the pet is spayed/neutered and that all shots are up to date.

Please note: some breeds are excluded.

Maintenance I have a maintenance issue. Who do I call?

During office hours — Monday–Thursday 9:00am–5:00pm and Friday 8:00am–noon — call our main office at 252-753-5347.

For a non-emergency after hours, leave a message on the answering machine at ext. 205 and we will get back to you on the next business day.

For emergencies only after hours or on weekends, call 252-717-4682 and someone will respond as soon as possible.

For life-threatening emergencies, dial 911.
